Nagarro Leases 7 Lakh Sqft Office in Gurugram for ₹2.9 Crore Monthly; 12-Year Agreement Includes 12% Rent Hike Every 3 Years
German IT services firm Nagarro Enterprise Services has signed a lease for 7.06 lakh square feet of office space in Gurugram’s Sector 18, Udyog Vihar, with a monthly rent of ₹2.90 crore, according to property documents reviewed by real estate data analytics firm Zapkey.com.
The office space is part of a commercial building owned by Chimera Developer LLP. The lease spans 12 years, with a 12% escalation in rent every three years, as per the agreement. Nagarro has also paid a security deposit of ₹10 crore.
Additionally, the company incurred a stamp duty cost of ₹2.49 crore for the transaction. The deal was officially registered in April 2025, while the licence commencement date is January 1, 2025, the documents state.
At the time of publishing, neither the licensor nor the licensee had commented on the deal. This report will be updated as responses are received.
Gurugram’s Office Market Attracting Major Tenants
Gurugram continues to reinforce its reputation as a leading commercial destination, particularly for global IT and corporate occupiers. The city has seen a spike in big-ticket real estate transactions in recent years.
In December 2024, Smartworks, a managed office space provider gearing up for an IPO, leased 4.7 lakh square feet in DLF City-V for an annual rental of ₹94 crore.
In another notable deal, Indian cricketer Virat Kohli leased 18,430 sqft of office space in Gurugram in June 2023 to Mynd Integrated Solutions for an annual rent of ₹1.27 crore.
Further, in August 2023, DLF Building and Services Pvt Ltd acquired 31,254 sqft of prime office space in Two Horizon Center, Sector 43, one of Gurugram’s most premium commercial addresses, for a consideration of ₹81.04 crore.
